Off-market purchase of 82 acres of farmland with spectacular views.
This was merged with 8 acres of land adjacent which housed 24,000 sq ft of disused chicken sheds, all in a poor state of repair.
Submission of planning permission for a 12,000 sq. ft house powered by an 8kw wind turbine, built with copper and a rammed earth wall.
A fund of £25,000 was allocated to secure the permission, which included the services of an architect and planning advisor with an uplift bonus of fee, in the event of successful planning.
This “Property of Outstanding Architectural Quality” supported by The RIBA Panel of Excellence for Architectural Design was located on farmland in an Area of Outstanding National Beauty (AONB) upon which new houses are not usually permitted.
The submission was submitted in March 2006 with successful planning granted for the design in September of the same year.
Planning Pps7 house. Less than 100 houses granted planning since 2006 nationwide. Planning obtained within 6 months with universal approval by the planning committee of Maidstone borough council.
On receipt of planning the new fruit orchard with trees from Brogdale Fruit and Tree National Collection was planted. 10,000 trees were planted to re-establish Caring Wood, previously on the land and lost circa 1910. This allowed us to obtain a “ Material Start” retaining the planning in perpetuity assisting in securing a sale in the downturn.
